No business during the week though

Does it get enough of a stay around crowd after games?

 

needs to take about £7k on a match day I reckon, say 25 times a year

 

for that to happen we'd need to encourage a good regular crowd to get there early and stay there afterwards

The King Harry has the same format, 22 rooms doing B&B, great atmosphere and good beers.

 

Having said that, I would go back to The Oakie in a shot.

i can give you info about takings and layout and what not ...... i did live there for 4 years

What happens if the owners decide to relocate away from Anfield?

Unlikely but a slight risk I would have thought.

on a match day a realistic takings amount is 5k, upstairs function room and about 30sq/m, top floor was two flats 1 one bedroom flat, and 1 two bedroom flat. the takings through the week killed the pub and my parents divorce didnt help.....just mismanaged in the end due to circumstance i was unable to control

I guessed it was taking £5k on match day and did a cash flow based on opening on match day only, say 25 times a year

 

 

still can't make it work

 

the upstairs needs work and you can't operate the flats and also have a kitchen without flaunting fire regs...unless you move the kitchen; no room downstairs and no way to move it around upstairs that is viable iirc

if only...

 

these days people have to burn down their own pubs to make a living

 

 

in fact, in my cash flow model, the way the project works is through the insurance pay day that results from the inevitable burning of a pub that is mostly closed

If only the forum knew a serial entrepreneur who liked redeveloping eating and drinking places.
