Building Indemnity Insurance

Long story short - selling house, boiler installed 2010 by Gassafe fitter who a) didn't register installation with Gassafe and b) has now gone out of business as far as I can tell.

 

Buyers solicitor wants original certificate even though were getting a boiler safety check, it doesn't exist so has suggested we buy Building Indemnity Insurance through our solicitor.

 

Should we pay for this? Are they just being really picky? How much will it cost?
