About to put my flat on the market but need to extend the lease - it's currently at 64 years but a lot of mortgage firms are asking 3x the duration of the loan. We're making a decent profit if we sell so I'm not too fussed about shelling out for this now.

 

Flat's worth about 270-280k - ground rent is £40 a year - any clue as to how much extending the lease may cost?
