Been "Under Offer" for a house for the last month, until we got the "Homebuyers" (and Mortgage Valuation) survey back which valued the place at 20k less than we agreed. We're talking remedial work to the roof, new windows, and minor structural repairs inside the roof itself. All up, the assumption is that the surveyor has discounted the house by this amount due to the maintenance and necessary repairs.

 

The surveyor is J&E Shepherd if that means anything to anyone.

 

Obviously the mortgage company will only lend me the agreed LTV on the valuation by the surveyor, so I'm assuming I just offer that, and if rejected just walk away from it.

 

Any other advice, bargaining tips ?
