need a recommendation for someone

Anyone recommend someone to go out to a house we have had a surveyors report come back from? The problem is the house had a conservatory put on it and the room that was at the back of the house prior to the conservatory now has no ventilation going out of the room... Air bricks and all that stuff... Surveyor said we should get an expert in to go and check out if there is any damp and to give a quote on getting ventilation put in..

 

I aint got a clue where to start looking..

 

has anyone got any connections or recommendations in the Liverpool/Crosby area... just want someone reliable and cheap if possible as we are top of our budget already

Agree with Wayne, get the vendor to check it out.

 

If there were reasons for building control approval when the conservatory was built then they will have had to satisfy the requirements for ventilation. Usually though, conservatories under 30m2 that are seperated from the adjoining room by a door, are exempt from building control.

I'd be very interested to hear why the surveyor sees it as a potential problem.

hi guys, thanks for the replies.

 

One thing the surveyor and solicitor has said is that its down to us, the buyer to bring in someone to check out this issue.

The thing is, apparently there is no ventilation from below floor level from the dining room anymore as the conservatory has been added, which has a concrete base as opposed to the floorboards of the rest of the house. The surveyor told us that it usually requires a pipe from the dining area to the outside..

What we want to check mainly is that there has been no issues with the house as a result of none of this ventilation. We will obviously need to get it put in.

There is a doorway between the dining room and conservatory which also has a doorway through to a utility room and through to the kitchen.
