Anyone ever ran a franchise-type business?

Thinking of "investing" in a franchise. I've identified a couple and got some advice from various people who've ran them. Some work well, some are average but I've noticed quite a few people get burned from getting involved. Does anyone here have any practical advice to pass on? The better or worse the stories, the more I'll appreciate it, thanks.
