A run-down shed in desperate need of some TLC has gone on the market for an eye-watering £100,000.

The modest concrete structure on the outskirts of Bath, Somerset, measures just 18.4ft by 28.2ft and comes with views of a busy local road.

There is not even any planning permission in place to convert the storage room into a compact home.

But that has not put off potential buyers from bidding for the "detached" property in the city, where one-bedroom flats typically cost around £150,000.

Estate agent Philip Jennings admitted it had become a little overgrown, but remains confident the shed will meet its asking price.

"It all depends what someone wants to do with it. They might want to turn it into a residential property, but would have to get permission from the local authority, or it could be used for storage or as a workshop.

"We have had quite a lot of interest in it, but it'll be interesting to see what happens to it."

The building was owned by a neighbouring hotel for storage, but is now being sold off after the business was converted into a block of apartments.

But because it lies near the Bathford village conservation area, anyone gambling on being granted planning permission to develop it into a home could be left disappointed.

It does boast a small stretch of land leading down to a stream for the shed's new owner to admire - once they have cut back the overgrown trees.
