Going to put a bid in on a house tomorrow

Basically, this property is exactly what we want. It went on the market before Christmas and was sold within two weeks. However, the deal fell through as there were delays at the top of the chain and the potential buyer of this property didn't want to wait.

 

We viewed the house tonight and met the owners (without an estate agent in the way). They were both really nice and they have had a bid accepted on a property. The Mrs and I are very aware that we could get it for less than the asking price although they didn't seem desperate. It is clearly worth the asking price and we don't want to take the piss out of them because we are first time buyers and they might well turn away from us if they think we're taking the mickey.

 

It's on at £184,950. Any advice on how to bid?
