damp course

Survey says the house we're after shows signs of dampness and i've got to get a quote for a damp course and get it done - retainer on the mortgage until its done...and asbestos is suspected in the pipe insulation in the loft - got to get that done as well.

the same thing just happened to us. What i found was a high damp reading doesn't necasarily mean damp is there. You need to get a damp specialist in to find the exact problem, as whoever did the survey won't know. Only as you said, 'showing signs of dampness'. You should be able to get a damp specialist or two to give a free quote for the work. Our survey fella was worried that if there was damp wood under the floor boards it would all need ripping out, but the damp specialist said it just needed some more vents in to prevent damp. So it will be case of moving two walls back and putting air vents in the downstairs, and another one in the kitchen to combat condensation. He quoted 850 for this which we got knocked off the price we agreed with the vendor. sorted. well almost. just got to get the f***ing work done now

As I buy and sell houses for a living I've had this come up on the survey a few times, most houses have damp in one form or another, if the surveyor says you need a specialist to have a look first and the mortgage company withold money then it's usually widespread and you will need a new dampcourse which will cost around £1200 to £2500 depending on the amount of work involved. There is a company around the Northwest called something like Dutch Damp who basically fit a type of air brick all around your house so there is hardly any mess, I've had them out to have a look at one of my houses, they charge about the same as everyone else but I wouldn't trust it myself. When damp rises and gets into plaster, salt also gets into the plaster and in my experience will NEVER dry out. The only way to get rid of it is to knock all the old plaster and render off the wall so your back to the brick, insert new dampcourse then re plaster. I fit my own dampcourse now and it costs me about £150 all in and alot of dust but I'm handy like that :)

 

Oh and if you do get a specialist in he will tell you you need a new dampcourse, even if it is just condensation.
